With a particularly cold winter upon us and lower stock levels we have seen many changes to the real estate market over the last year.
Overall the Melbourne market has slowed during the course of the year. With auction clearance rates hovering around the 60% mark as compared to approximately 75% for the same time last year.
Many factors are affecting these changes including tightening of bank lending and some international buyers leaving the market. ???
What we are finding now is that great results can still be achieved but it is critically important to obtain the correct advice on the local market trends, presentation, and most importantly how to set the price correctly to attract the most potential buyers and the best offers.
